Much care and planning has gone into The Deed
Restrictions of Emerald Lakes, They are designed
to be reasonable, to promote a country community
atmosphere, and to protect and enhance property
values.
1. Home-sites are for the building of single-family
residences and improvements for
personal use
2 The design and finishes of all buildings and
improvements should be in keeping
with the country look. Exterior finishes may be
stone, brick, hardi-plank, stucco
or wood. No vinyl or aluminum siding is allowed.
3. Minimum size of primary dwelling varies from
2000 square feet of heated and
cooled space to 2500 depending on location.
4. In addition to the main residence, a homesite
may include a guest house and/or
temporary living quarters in a barn. A barn with
temporary living quarters may be
built prior to the main residence. The design
of all structures must be compatible
with the main residence.
5. Pets such as dogs and cats are allowed as
long as they do not roam freely. Exotic
and potentially dangerous animals are prohibited.
Pit bulls and similar breeds of
dogs are prohibited.
6. Horses are permitted on lots of 2 or more
acres or on contiguous lots that
combined total 2 or more acres. One horse will
be allowed for every acre owned
over 1. Horses will not be allowed on the streets
or common areas.
7. All improvements to a homesite must be approved
in writing in advance by the
Architectural Review Committee.
8. All common areas and amenities including Emerald
Lake, the lakeside parks, pool
and tennis courts, and the activities center are
for the use of Emerald Lakes
property owners and their accompanying guests.
Only non-motorized boats or
boats with electric motors are permitted on lakes
within Emerald Lakes. Jet skis
are prohibited. "Four wheelers" are
prohibited on any street, private drive, or on
any common area within Emerald Lakes.
Tilis is a very brief summary of the Protective
Covenants and is subjecl to change and may vary
from the final recorded Covenants. Purchasers
should be familiar with the final recorded Covenants
prior to purchasing a homesite in Emerald Lakes.
